Terms & Conditions



1. Contract


The Contract for a holiday rental shall be made between the ‘Guest’ and ‘Mesmear’. The Contract shall be governed by UK Law. It will be entered into when the deposit is processed and Mesmear issues the confirmation letter. The Contract will be subject to all the following booking conditions.


The ‘Guest’ who signs the booking form must be over 18 years and a member of the party intending to occupy the property.  They must be authorized by the rest of the party to agree the conditions and accept that they are responsible for the whole party.


2. Payment & Security deposit


A deposit of 15% of the rental fee is payable at the time of booking, the balance being due twelve weeks before the arrival date. Non-payment of the balance of the rental by the due date shall be construed as a cancellation of the contract by the Guest. For bookings made less than twelve weeks before the commencement of the rental the total rental fee is payable on booking. Payment can only be accepted by sterling cheque or bank transfer.  All cheque payments shall be made to ‘Mesmear’ and sent to the address at the top of the Booking Form.  Bank transfer payments can be made to the following account:  A/C No: 01501771  Sort Code: 40-45-10  A/C Name: Mesmear.  Please add your name as the reference to enable us to trace the payment.


3.  Care of Mesmear


You are responsible for taking good care of the buildings, its furniture, fitments and all other indoor and outdoor areas and for leaving them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.  Any damage or breakages should be reported to us prior to your departure.  If damage results in Mesmear being unfit to let to subsequent guests you shall be liable for the resulting loss of income, and any damage reparation costs incurred.


4. Cancellation


Any cancellation made by the Guest for whatever reason shall be in writing. The following cancellation charges will apply:

Notice of cancellation given   0 – 28 days prior to arrival                100% of total rental fee

29 – 42 days prior to arrival             75% of total rental fee

43 – 70 days prior to arrival             50% of total rental fee                                                     71 – 140 days prior to arrival           Loss of deposit

More than 140 days (5 months)        Deposit returned


We recommend that Guests take out cancellation insurance.


5. VAT


VAT is included in the rental fee at the current UK rate of 20%.


6. Period of Hire


Rentals commence, unless otherwise notified, at 3 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure.


7. Guests in the property


In no circumstances may the number of people stipulated in the brochure be exceeded and only   those listed on the booking form may occupy the property. Mesmear reserves the right to refuse entry to the entire party if this condition is not observed.


The lead guest named on the booking form is responsible for the decent and considerate behaviour of the whole party. Excessive noise or unruly behavior in the houses or communal areas that is disturbing to other guests or the owners is not acceptable, and we reserve the right to ask the whole party to vacate the property. Should we (the owners) be unhappy with the condition the properties are left in or the behavior of the guests during your stay, we may refuse to accept a future booking from the guest.  Guests must accept responsibility for the safety of their children.


8. The swimming Pool


The heated pool is open to guests from May to the end of October and may be used from 0800 – 1900 at your own risk.  The pool is shared between The Mill, The Barn, The Calf’s House and the owners.  No child under the age of 16 may use the swimming pool unaccompanied.


9. The Gym

The gym is used at your own risk.  It is shared between The Mill, The Barn, The Calf’s House and the owners.  Improper use of the equipment may result in injury.  Guests are responsible for the proper use of this equipment.


9. The Chef

(available to guests staying in The Mill)


The chef is available 6 days a week.  Dinner on Tuesday evening and breakfast on either Tuesday or Wednesday (you will be advised on arrival) are not included.


11. Pets and smoking


Regrettably, we do not allow pets, and smoking is restricted to outside areas only.


12.  Non-availability of the property


Should the property be unavailable for any reason beyond our control i.e.: fire or damage, all rent paid to date will be refunded.


13. Complaints


We aim to maintain the highest standards in running Mesmear.  However in the event of any problems please tell us immediately so that we have an opportunity to rectify matters.  If we don’t know the problem exists, we cannot fix it.  Any serious complaint should be confirmed in writing.


14. Liability


Mesmear does not accept responsibility for the loss of, or damage to any belongings or injuries sustained by you or any member of your party.


We reserve the right to cancel your booking at any time and in this event our liability shall be to refund all monies paid to date.


15. Warranties


Mesmear does not warrant and is not responsible for the accuracy of any verbal information given or statements made by any of its servants or agents.


16. Right of entry


The owners and their staff shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance
